In June 2003, the Alpha Sigma Chapter House at the University of Oregon experienced a fire which caused major water and smoke damage, but thankfully little structural damage. Theta Chi undergraduates moved back into a newly renovated chapter house in the 2004 winter term. In fall 2005, the University mandated each fraternity house have a live-in resident advisor, requiring the chapter to remodel the old housemother suite.
A $700,000 capital campaign was necessary to retire short-term and long-term debt, provide for a resident advisor, and establish a building fund or future success.
